NOIDA
THE REALTY SCENE IN NOIDA
Noida city came into existence on 17 April 1976 when the Uttar Pradesh state government notified 36 villages on the eastern periphery of the National Capital Territory of Delhi under section 3 (i) of the Uttar Pradesh Industrial Area Development Act 1976. The city was named after the newly created autonomous development authority, the New Okhla Industrial Development Authority (NOIDA). Noida is one of the largest planned industrial townships in Asia. It was developed with a view to form an 'Integrated Industrial Township' for industrial growth of the area.

Noida continues to be a preferred destinationprimarily because of great connectivity with Delhi. With DND and Kalindi Kunj connecting it to Delhi and proximity to South Delhi, it is obvious. Abundant talent pool available in the nearby catchment area of Indirapuram, Ghaziabad etc is another reason Noida has grown exponentially. Noida is home to many big international as well as national companies too, like Agreeya Solutions, EXL, Birlasoft, Impetus, STMicroelectronics, MtronPTI, Fiserv, Adobe Systems, TCS, HCL, ATC Labs and Xansa. As a result many young professionals are working out there and also prefer to buy property therein.
Noida certainly is a 'value for money' and cost effective destination. Demand for housing merits preference for Noida properties due to its cost advantage and manpower and it is easy to get the buyers. However, the past three years have seen northward movement in the Noida property rates. Moreover, Noida is wholly developed by the government authority. That also means that the residents get basic necessities like water regularly.
In addition to that, the infrastructure regarding shopping, entertainment, schools, healthcare and so on is good in Noida. With an illustrious list of malls like Spice World Mall, CenterStage Mall, Noida Shopprix mall, setting shop in Noida, the shopping scene here is brimming with opportunity. The same is the case with schools. Noida has renowned schools like Army public School, Delhi Public school, Ryan International and DAV and renowned colleges too. Likewise health care is no issue in Noida with hospitals like Fortis, Apollo, and Max there.
Coupled with the above mentioned infrastructure, the centre has finalized the draft Real Estate (Regulation & Development) Bill, pending since 2009 and things are aimed for better in Noida real estate. The bill makes it mandatory for developers to register themselves with a real estate regulatory authority to be set up in each state. Developers must also submit project details. Only those who fulfill this clause will be permitted to advertise their projects.
Defaulting on contract or deviation from the layout plan will lead to the developer being penalized 10% of the project cost or jailed for a maximum of three years. In extreme cases, a developer could even lose his license. All in all Noida makes for a fabulous choice when it comes to owning a residential or commercial property. CLOSE

The Greater Noida infrastructure is a match for any similar world class township -- an eight-lane expressway connects it directly to Delhi, reducing travel time to 20 minutes. That is an addition to the eight-lane DND flyover which has already reduced distances.
